URA prepares huge Sengkang site for new residential estate
A LOT of large land parcels in Fernvale North have been designated for residential use. An estate for housing is set to be created in Sengkang.
The vast site will be bordered by Jalan Kayu, Fernvale Street, Anchorvale Street, Sengkang West Drive and the Tampines Expressway. The location will be situated near Kupang, Thanggam and Sengkang Riverside Park.
“The planned development will help meet the housing demand in the area and give residents of the area with recreational and commercial amenities along with facilities for social and community services and a better access to parks, and better roads connectivity” stated the Urban Redevelopment Authority (URA) on Monday (Apr 29).
URA proposes to create a residential zone on an area that is which is bordered by Jalan Kayu and Fernvale Crescent (subject plan).
A portion of Fernvale Road and Fernvale Crescent along with the streets surrounding it, is slated for a massive residential development. Plot ratios between 3.9 and 4.20 have been assigned to various land parcels. A small park and a spot of worship are also being planned on this site, according to reports from The Business Times.
Another location is expected to be able to meet the growing demand for housing. The site will be bounded by Fernvale Crescent and Anchorvale Street, as well as a new road dubbed Sengkang West Drive. A park, as well as an area for medical and health are planned for this location.
Sengkang the satellite town located in the north-east part of Singapore, is growing rapidly. According to the population trends report from Statistics Singapore, Sengkang would be one of five planning zones, with over 250,000 residents. Other areas included Bedok, Tampines, Jurong West and Woodlands. According to the report,, there seven subzones within Sengkang : Sengkang West (also called Fernvale), Anchorvale (also called Compassvale), Sengkang Town Centre (also known as Rivervale), Lorong Halus North and Sengkang Town Centre.
Recently completed Build-To-Order (BTO) projects in Sengkang launched between 2017 and 2019., including the 707-unit Anchorvale Village, 933-unit Fernvale Vines and the 2,500-unit Rivervale Shores.
BTO flats located in Fernvale Vines in Sengkang were priced at S$102,000 for two rooms to S$442,000 for a three-generation unit.
Lee Sze Teck, Huttons chief of data analytics said the last condo launch in Fernvale was the 735-unit Parc Botannia project by Sing Holdings and Wee Hur. The development sold 230 condo units during the first weekend of its launch in 2017 at the average price per square foot of $1270.
Lee stated: “There could be a mixture of executive condominiums (EC) and public housing in Fernvale. There could be 4,500 to 5,000 units on the parcels bordered by Fernvale Street, Fernvale Crescent and Fernvale Street. Other parcels on Anchorvale Street could have 6,000-7,000 houses.”

URA has announced on Monday that land parcels along the Bukit Panjang Ring Road are being considered to be used for residential purposes. The land parcel is situated close to Bangkit LRT Station. Bangkit LRT Station.
URA stated: “The proposed amendments are intended to allow for a development that will help meet the demand for housing in the region and will also enable more residents to have greater access to amenities and public transport.”
Huttons’ Lee noted that the Bukit Panjang site is currently in the hands of Beacon Primary School.
He stated: “It could mean that Beacon Primary is relocated or joined with a different school. The land parcel can produce an estimated 900- 1,000 dwelling units and is likely to be for the creation of a BTO.”
Some land parcels that are located along Woodlands Drive 17 could also be reserved for residential use.
Lee stated, “This parcel of land is located near Singapore Sports School. It’s also opposite a GLS site (government land sale) along Champions Way that sold for S$904/square foot per acre in September 2023.”
The site is accessible on foot from Woodlands South MRT Station, could potentially produce more than 1,000 housing units.
He said: “If it is for private or EC developments, it could be better to parcel the property into two parts so that there are less risks for developers.”
